AFFORDABLE HOMES |
Affordable, low energy homes with low running costs are key to a low cost, sustainable economy and a healthy environment for the individual, the family and community to thrive. |
To achieve this goal, we have developed a new smart technology for building ecologically sound homes, in a way that can be easily adopted by community self-build projects and self-build individuals. Highly insulated eco-homes utilising sustainable, locally sourced materials giving warm and comfortable, low maintenance homes with low running costs and low carbon footprints. Sustainable, simple design and easy to build giving a life-time of comfortable living.
The heartbreaks and delays that self-builders experience are not to do with the process of building itself, but, as Walter Segal used to observe, are the result of the inflated price of land, the rigidities of planning and building controls, and the difficulty of getting mortgage loans for anything out of the ordinary. They are all made worse by the assumption of both regulatory authorities and providers of finance, that a house should be a fully finished product right from the start, rather than a simple basic structure that grows over time as needs grow and as labour and income can be spared. Segal’s achievement was to devise a way of simplifying the process of building so that it could be undertaken by anyone, cheaply and quickly. We have been inspired by his work, and have now refined his approach for the needs and expectations of the 21st century.
Self-build SMART HOMES could be easily realised in rural and urban locations, with abandoned commercial land in cities offering ideal opportunities. Self-build properties could be finished internally and externally with materials and architectural features of an area to create the character and appearance of traditional, rustic or modern homes.

KEY BUILD FEATURES - Build materials chosen for their low-energy manufacturing overhead. As close to 'raw' materials as is possible. - Materials sourced as locally as possible to minimise transportation costs and associated pollution. - Build materials chosen to give a near 100% recyclable home, that conform with our zero-loss resource philosophy. - Earthquake, storm and lightening resistant.

The most important reforms are described with full details of policy and financing in the section [ principles of change | A MANIFESTO FOR CHANGE ]. These reforms are absolutely necessary to initiate positive reform of our political systems. Policy in all areas of state involvement needs urgent attention but must be part of an ongoing process of consensual change through a system of direct democracy and consultative referendum.

We believe that home should be the temple of our lives from which the individual, the family and the community can grow together.
BASE LIVING UNIT What we consider to be the minimum requirement for a young family home. - 60m2 of living space with personalised floor plans on a per project basis. - 6m2 of all year round 'cool storage' space for food and wine. - 12m2 of storage space for bikes, garden tools and general items. - A covered off-road space for parking. - Smaller and larger design options scaleable in units of 30m2.
CONSTRUCTION MATERIALS 1. Wood at approximately 25% of the build materials by volume. 2. Stone at approximately 25% of the build materials by volume. 3. Biomass at approximately 25% of the build materials by volume. 4. Metal at approximately 10% of the build materials by volume. 5. Concrete/plaster at approximately 10% of the build materials by volume. 6. Glass at approximately 5% of the build materials by volume.
Designs can incorporate virtually any architectural style to create a modern or traditional home, in-keeping with personal taste and local planning regulations. Properties can be finished internally and externally with stone, brick, wood and glass, or with any combination of these materials. Properties requiring a more rustic appearance can be finished with stone external walls (Rustic in Stone), wood-cladded chalet-style walls (Rustic in Wood), paint-rendered walls (Rustic Rendered), or a mix of stone, wood and paint-rendered walls.
2-bedroom properties of 60m2 should cost the self-builder around €50,000, excluding land purchase price.
